  • During our in person listing consultation we will sit down with you to hear your ideal goals and timeline for selling your home. We will provide a walkthrough and initial assessment of the property to begin our comparative market analysis and marketing strategy.

  • We will complete and prepare a detailed Comparative Market Analysis (CMA) to help you decide on a competitive price for your home. This includes comps and local market trends. We aim to get you top dollar, while strategically pricing your home to generate more showings and have your home seen by your targeted buyer.

  • We will provide recommendations on how to create a good first impression for potential buyers and suggest any changes or repairs you could implement to increase the value of your home.

  • If you would like to streamline and expedite preparing your home, we will provide you with a list of our preferred and trust service providers that can assist with landscaping (mulching, planting, weeding, tree trimming etc.), deep cleaning services and professional organizing services.

  • We provide 12-15 professional photos to highlight the interior and exterior of your home to use for marketing purposes.

  • Your property will be entered into the MLS system for your market area, providing local agents and buyers access to your listing information, photographs and a virtual tour. We list with East Tennessee Realtors Association MLS, which includes exposure on over 100 buyer searched websites such as Zillow, Realtor and Redfin.

  • We will hold open houses (optional) to generate traffic of interested buyers of your home. In addition, local agents and their clients will be able to tour your home at your preferred and designated times. We will provide clear communication for all showings.

  • In addition to open houses and MLS syndication, we will advertise on online and with sleek and engaging print materials. As the marketing landscape develops, we utilize social media (instagram, facebook, YouTube, etc.) and will create a specific website with a custom URL just for your listing!

    We have relationships with some amazing buyer agents in the area and are always in communication to help their clients find their ideal homes.

  • Our seller service package is offered at 5-6% agent commission rates with zero transaction or hidden agent fees at closing.

  • Repairs may be needed before bringing your home to market or as a contingency of an offer. We will connect you with excellent referrals for Plumbers, Electricians, Painters, Landscapers, Contractors, HVAC, Roofing Specialists. As well as specialists that can service Mold Remediation, Termites, Septic, Pools, Sewers, Foundations, Heating and Air Conditioning, Water Damage, Basements, Fireplaces, etc.

  • We’re happy to provide concierge services and help schedule initial and recurring appointments with repair specialists and inspectors. We can be onsite to help with reviewing bids, negotiating repairs and project management.
